Yeida selects consultant to create new urban Agra city near the Yamuna Expressway

The consultant, Tractable Engineering, will take nine months to finish this thorough study and prepare the blue print under the Master study 2031.

The Yamuna Expressway Industrial Development Authority (Yeida) said on Tuesday that it has hired an expert consultant to produce a master plan for the development of an urban hub in Agra along the Yamuna Expressway.

Once the master plan for the urban metropolis is finalised, work will commence on the project, which would cost ₹40,000 crore, stated officials. The consultant, Tractable Engineering, will take nine months to finish this thorough study and prepare the blue print under the Master study 2031.

Yeida stated that the urban centre will boost tourist and manufacturing units in addition to residential regions. According to officials, the new city will be half the size of Noida, with an area of 10,500 hectares.

The master plan will outline land uses such as group housing, industrial, institutional, mixed-use development, commercial, and green spaces, among others. Officials indicated that in 2023, the Yeida will adopt the concept plan for this new city.

"We have chosen a consultant to do market research and area analysis in Agra in order to create a master plan for the building of a new metropolis along the Yamuna Expressway. "Once the master plan is submitted, discussed, and approved by the authority and the state, we will begin acquiring land from farmers to establish the new city in the Agra zone," according to Arun Vir Singh, Yeida's CEO

In November 2023, Yeida decided to build a new metropolis on 10,500 hectares in Agra. Later, the board approved the plan, and in March 2024, Yeida began the process of hiring a consultant, officials said.

"The New Agra Urban Centre will host a wide range of activities, including industrial, residential, and green spaces. The expert will give a complete plan that includes population projections. transport systems, road networks, environmental conditions, economic and social aspects, available facilities, and the current status and potential of industries', Singh stated.

"The master plan will also evaluate business circumstances and other water sources, such as the Yamuna. The New Agra Urban Centre's main draw will be its emphasis on tourism and the promotion of environmentally friendly manufacturers and businesses, according to Singh.

This metropolitan hub will be built on land purchased from at least 30 villages.

"After receiving approval from the state government, development work will begin on the property. In New Agra, 20% of the land will be earmarked for residential use, 4% for commercial use, 25% for industrial, 13% for transportation, 15% for greenery, 7% for tourist, and 7% for mixed use', Singh stated.

On April 24, 2001, the Uttar Pradesh government founded Yeida to develop the areas between Greater Noida and Agra. The goal was to establish industries to create jobs and revitalise metropolitan areas. Around 2.5 lakh hectares from 1,149 villages in six districts—Gautam Budh Nagar, Bulandshahar, Aligarh, Hathras, Mathura, and Agra—were declared under Yeida.

However, the administration has only been able to acquire 20,000 hectares of land along the Expressway in order to build it. So far, development along the Yamuna Expressway has centred solely on the Gautam Budh Nagar district, which includes the Noida International Airport, the projected Film City, and other large industrial developments.

This is the first time Yeida has decided to develop portions of land along a Expressway in the Agra region, which attracts foreign tourists to the iconic Taj Mahal.
