Expressway Authority plans to build a multimodal logistics complex near
Noida Airport in the Tappal region. The logistics park will span 950 hectares,
but the first phase will be developed on 200 hectares of land.
The Yamuna Expressway Industrial Development Authority (YEIDA) has
chosen to acquire almost 1,900 hectares of additional property near Tappal in
Aligarh, according to authorities familiar with the subject.
They stated that the additional area will be used for a variety of
industrial and manufacturing developments planned by the Authority around the
forthcoming Noida International Airport.
Tappal, with its proximity to the new airport, is quickly becoming a
real estate destination for investors. According to officials, illegitimate
constructions, including dwelling and commercial, are sprouting on notified
land for industrial development, impeding planned growth surrounding Noida
Airport.
Officials stated the effort to purchase an additional 1,861 hectares of property near Tappal will deter encroachment and the proliferation of unlawful housing and commercial enterprises on the notified site.
The Yamuna Expressway Authority has approved around 2,597 hectares for
development projects in Tappal. YEIDA has acquired 736 hectares of this, but
the remaining land is required to carry out the planned development as well as
to protect the notified region from land mafias.
"Due to the closeness to the future Jewar airport, a lot of illegal
projects and encroachments have sprouted on notified land in Tappal. To
safeguard the property, the Authority will acquire an additional 1,900 hectares
and accelerate the planned projects. Illegal construction of any kind would not
be tolerated', YEIDA CEO Arun Vir Singh stated.
The authority has been conducting encroachment removal drives. The YEIDA has recently served notices on over 300 encroachers in places including Tappal in Aligarh, Jewar and Jahangirpur in Gautam Budh Nagar, and Mathura.
Multimodal Logistics Park
The YEIDA plans to create a 950-hectare multimodal logistics park in
Tappal. The initial phase of the project will cover 200 hectares. Out of this,
24 hectares will be designated for residential usage, 10 hectares for
commercial use, and 12 hectares for institutional purposes. The logistics park
will also include auxiliary and support facilities such as a gate complex,
platform, siding area, and truck parking lot.
The Authority intends to invest approximately Rs 990 crore in land acquisition and the development of basic infrastructure. It will appoint a commercial concessionaire to build the park under the Public commercial Partnership approach and operate it for 45 years.
