Noida authorities envisions industrial sectors, eyeing 25 hectares land


While the Noida authority currently has portion of the land in its control, the rest would be bought from farmers, authorities added.


The Noida government has begun the process of purchasing 25 hectares of agricultural land from farmers in order to build new industrial and institutional sectors numbered 161 to 166 along the Noida-Greater Noida Motorway, officials announced on Tuesday. This extension, which aims to attract enterprises and boost regional economic growth, is likely to be Noida's final sectoral development project due to land scarcity, they said. 

 

Once purchased, the authority intends to develop the area with roads, parks, drainage, sewage networks, and other civic facilities before allocating it to enterprises. "We're talking to farmers about buying land amicably for the new industries to develop. We hope the plans will be implemented soon, as our teams work to resolve the farmers' concerns, said Lokesh M, CEO of the Noida authority.  


According to officials, the Noida authority will purchase approximately 25 hectares of property through mutual consent for four villages: Mohiyapur, Gulawali, Dostpur Mangrauli, and Nalgarha. The authority already owns portion of the property, and the remaining 25 hectares will be purchased from farmers to build this new area, they explained. 

 

While the government now owns 90% of the land in Gulawali, encroachment and occupied areas remain issues. Other villages, like Dostpur Mangrauli, Mohiyapur, and Nalgarha, are also making progress, according to Noida government officials.

 

This project, which began more than four years ago, originally required 540 acres of land. "So far, the authority has bought 40% of the land from farmers, and the remaining land is being acquired," said an official familiar with the situation. 

 

According to the development plans, sectors 162, 164, and 165 are designated for industrial units. Meanwhile, Sector 161 is set aside for institutional use, including prospective IT/ITeS facilities, government agencies, hospitals, and private institutes.

 

Sectors 163 and 166 will have a mixed-use development with commercial and residential buildings. 

 

The authority stated that it intends to purchase land through mutual agreement in order to resolve compensation difficulties and reduce farmer resistance.

 

This staggered acquisition strategy is intended to increase confidence and avoid disagreements. Industries in newly established areas will be provided incentives to increase their desirability, according to officials.
