Here are some reasons why Bengaluru is the best place for women to rent or purchase an apartment

Bengaluru surpassed Chennai as the nation's safest city for working women, according to Avtar's Top Cities for Women in India (TCWI) 2024 survey.

Six months ago, Janvi Sunil relocated to Bengaluru to work as a marketing specialist. She now pays ₹36,000 a month to rent a two-bedroom apartment in Frazer Town. It has been challenging to find a home in the IT Capital. "It took me almost two months to find one within my budget and in a safe location," she stated.

Bengaluru is the safest city in India for working women, according to Avtar's most recent research, Top Cities for Women in India (TCWI) 2024. The city excels in categories including skill development, job opportunities, infrastructure, and caregiver assistance, making it the most inclusive, safe, resilient, and sustainable city for working women, according to the report. The study collected data from 1672 women in 60 cities between February and November of 2024.

Hyderabad, Chennai, and Mumbai all did well in particular categories. Hyderabad's extensive public transportation and travel facilities earned it the top infrastructure ranking, but Mumbai distinguished itself in terms of women's employment and skilling.

An increase in Bengaluru's female real estate transactions

The number of women who rented or purchased real estate in Bengaluru increased by 10% in 2024, according to data from Square Yards.

About 50–55% of the more than 83,000 transactions that took place in Bengaluru in 2024 involved women as joint or single proprietors. Additionally, the ratio of sole proprietors rose from 20% in 2023 to 22% in 2024, according to Square Yards Head of Research Renuka Kulkarni.

Kulkarni went on to say that women choose to live in the city mostly because of its higher income levels. "We see most women deciding to rent a property for some years before planning to invest in buying one," she stated.

The number of women looking to rent an apartment in the garden city increased by 40%, according to NoBroker. The ideal range for renting an apartment in Bengaluru is between ₹35,000 and 50,000. Approximately 25% of women make apartment investments. According to Saurabh Garg, co-founder and chief business officer of NoBroker.com, the majority of women prefer to purchase.

Locations in North and East Bengaluru are preferred.

Hebbal is only a 34-minute drive from the international airport, which is closest to North Bengaluru.

According to local brokers, the most popular micromarkets for women relocating here are Hennur Road, Jakkur, Yelahanka, and Hebbal. With a six- to nine-month security deposit, a two-bedroom apartment in these neighborhoods can get a monthly rent of ₹35,000 to ₹38,000.

However, north Bengaluru still has flooding and infrastructure issues. Significant flooding and catastrophic inundation following heavy rainfall occurred in the area in August 2022.

"The workplace's location also affects it. According to Sunil Singh, director at Realty Corp., the majority of clients who recently rented an apartment wanted to remain close to their place of employment.

Whitefield's eastern IT corridor, which is near the IT parks and has metro access, was also favored by women.

Rent for a two-bedroom apartment on the outskirts of Whitefield is ₹25,000 per month, plus a six- to nine-month security deposit. Furthermore, a two-bedroom apartment on the southeast side of Sarjapura Road can rent for ₹20,000.

In Bengaluru, the majority of women choose to live in gated communities in flats near their places of employment. The majority of women search for a location that considers these two characteristics because traffic congestion is a significant problem in the city," Garg continued.
