According to GDA officials, they currently own 11
hectares of the 462 hectares of land, with the remaining amount to be purchased
from gram sabhas.
Ghaziabad: For its ambitious Harnandipuram housing
scheme, which will be built on the land of eight villages next to the Delhi
Meerut Road, the Ghaziabad Development Authority (GDA) intends to acquire 462
hectares of land.
According to officials, instructions were issued to
a committee comprised of authority and district administration officials to
analyze the land's market value in order to determine the purchase price. After
20 years, the administration is announcing a new plan. Madhuban Bapudham, located
close to Delhi Meerut Road, was the prior plan.
The authority has recommended planned development
of 520 hectares of land belonging to eight villages: Mathurapur, Shamsher,
Champatnagar, Bhandakhurd, Nangla Firoz Mohanpur, Bhowapur, Shahpur Nijmorta, and
Morta.
"Of the 520 hectares, 462 hectares should be
obtained directly from farmers because this is the quickest way to obtain land
when compared to the land acquisition process.Officials have been requested to
locate farmer families and land that is free of encumbrances. The committee
will also review the list of sale deeds conducted in the area within the last
six months. This will assist us in determining the market values at which we
may purchase the land," said Atul Vats, vice-chairperson of the authority.
Officials stated that, in addition to the 462
hectares of land, they currently have 11 hectares with the authority, and the
remainder will be obtained from gram sabhas.
However, the activists feel that GDA's land
procurement will not be easy.
Already, the Madhuban Bapudham system has been
hampered by farmer concerns, and it is not even fully completed. Due to land
constraints, the Northern periphery route (which connects NH-9 to Raj Nagar
Extension) has yet to be fully constructed. As a result, GDA would experience
difficulties in acquiring farmers' land for their new program, and it may face
delays," said Rajendra Tyagi, a social activist and former Raj Nagar
councilor.
GDA officials, on the other hand, stated that if
farmers reject the idea for direct land purchase, they may proceed with
property acquisition.
Following 20 years, a new scheme will be
implemented to provide planned housing and other amenities. We expect the
committee to finalise land purchase rates by January 2025," Vats stated.
The new scheme will be close to the special development areas and transit-oriented development zones proposed along the lines of the Regional Rapid Transit System project. All eight Namo Bharat stations under the RRTS project are currently functioning.
