Prior to the creation of the Bruhat Bengaluru
Mahanagara Palike, the City Municipal Khata (CMC) was employed to provide legal
status to properties. After 2007, some municipalities were brought under the
BBMP's jurisdiction, resulting in the development of various Khata categories,
including E-Khata, A Khata, and B Khata. 99acres provides a historical history
for CMC Khata in Bangalore, as well as a full registration process.
Purchasing a house in Bangalore or anywhere in
India necessitates significant resources and numerous documentation. One such
significant document is the Khata, which serves as a legal record of your
property. Until 2007, properties in Bangalore were managed by City Municipal
Councils (CMC) and issued with CMC Khata certificates. However, once the Bruhat
Bengaluru Mahanagara Palike (BBMP) was founded, upgrading property to either A
Khata or B Khata became necessary.
In this essay, we will look at how to obtain a CMC
Khata for a property in Bangalore and the legal ramifications.
What is the CMC Khata?
The CMC Khata refers to assets under the City
Municipal Council's authority prior to the foundation of the Bruhat Bengaluru
Mahanagara Palike (BBMP) in 2007. The BBMP was founded by combining numerous
local municipal councils and territories around Bangalore into a larger
municipal corporation to better handle the city's fast growth.

Is CMC Khata valid for
registration in Bangalore?
The City Municipal Councils issued CMC Khata before merging local municipal regions to establish the BBMP. Following the merger, BBMP became the exclusive authority issuing Khata in these districts. As of currently, a CMC Khata is not typically accepted for property transactions such as registration. Following the foundation of the BBMP, all properties under its extended jurisdiction were required to have a BBMP Khata for legal transactions. A BBMP Khata indicates that the property complies with the BBMP's norms and bylaws.
Finally, the BBMP now
issues CMC (City Municipal Council Khata) to validate a property's legal status
for registration. The legitimacy and status of CMC Khata changed with the
creation of larger municipalities in Bangalore. The decision was made to
streamline the property record-keeping and management systems. To continue
using municipal services and pay taxes, property owners must now register for
BBMP Khata or change their status from CMC Khata.
