GDA Housing Scheme 2024 Eligibility Criteria


Applicants must meet the eligibility criteria listed below to apply for units in various GDA housing developments.

 

The applicant must be a citizen of India


The applicant must be at least 18 years old by the deadline for submitting the application form.

People who have already enrolled in GDA schemes or who own property in Ghaziabad may also apply by depositing the registration fee.


GDA Housing Scheme 2024: Required Documents


Applicants must have the following documentation to apply for the GDA's Housing Scheme:

 

Required documents: passport-sized photo and reservation certificate.

Affidavit for Rs 10 Digital signature

After reserving the property online, the applicant must upload the following documents once their registration is completed:

 

Application form (download from the portal).

Payment receipt (download after paying the registration fee online).

GDA Housing Scheme 2024: How to Apply?


The GDA will hold camps to facilitate the selling of these apartments, with the goal of disposing of unoccupied units in five schemes within a month. At the camps, interested parties can speak directly with GDA personnel, facilitating seamless transactions.

 

Here's how to apply for flats in several GDA housing schemes:

 

To apply under the first come, first serve policy, applicants must first register on the GDA's official website.

Following registration, the applicant must deposit 10% of the total value of the selected property.

The applicant must attach a passport-size photograph attested by a Gazetted Officer or Public Notary to the application form.

Once the applicant has paid the required registration cost for the desired property, it will be listed as'sold' on the portal, prohibiting future applicants from selecting it.

The selected property will be held for the applicant for 15 minutes following successful payment.

 

If the payment process is not completed within the specified time frame, the selected property will be offered for selection by other applicants from the list.


GDA Housing Scheme 2024: Allotment amount and installment details


The allottee must pay 20 percent of the projected flat cost (with the registration amount reduced) via bank draft within 60 days after receiving the allotment letter, with no interest.

 

Following the allotment, the remaining 80% of the money will be charged at a 10.5 percent interest rate, as shown below:

The amount for instalments can be deposited using the GDA's online portal or ICICI and HDFC banks. Furthermore, candidates can pay via a Pay Order/Bank Draft obtained at any of the banks listed on the GDA official brochure.

 

After the due date, there will be a 29-day grace period for payment of the allocated amount. If the prior instalment is not paid by the due date, there will be no grace period on the current instalment. Furthermore, a 13.5 percent (10.5 percent interest plus 3 percent penal interest) interest rate will be levied beginning on the original due date.


GDA Housing Scheme 2024: One-Time Payment Discount


If the balance payment is made within 60 days of receiving the allotment notice, you will be eligible for a 5% discount. If the buyer buys more than one house, they will get a 7% discount. However, this feature is not applicable in cases of late payment.
